Dubai's home condition standard

Know what shape a home is really in — before you sign.

A price tells you what a Dubai home costs. Mi'yar tells you what condition it's actually in — one independent score from 0 to 100, inspected and verified, in plain language.

The gap

The price is public.
The condition isn't.

In Dubai you can look up what a home sold for, how big it is, and who built it. But the one thing that decides whether you'll spend your first year fixing leaks and chasing the landlord — its actual condition — is invisible until you've already signed.

Renters sign blind
A viewing shows you the finish, not the wiring, the damp, or the AC that fails in July.
Buyers overpay
Two identical units, same price — one needs AED 200k of work. Nothing tells you which.
Good owners can't prove it
A well-kept home looks the same as a neglected one on a listing. Condition earns no premium.
How it works

From an inspection to a score anyone can trust

Mi'yar turns a professional inspection into a single, comparable number — the way a credit score turns a financial history into one figure.

STEP 01

A qualified inspector visits

An independent inspector checks 11 systems in the home — structure, damp, electrics, AC, fire safety, plumbing, bathrooms, finishes, windows, façade and smart systems — with meters and thermal tools, not just their eyes.

STEP 02

Mi'yar turns it into one score

Every finding is weighted and rolled into a single number from 0 to 100, and a band from A to E. A safety issue caps the score until it's fixed — so a dangerous home can never look like a healthy one.

STEP 03

The owner shares — or raises it

The report is the owner's to keep private or share. A strong score becomes proof of a well-kept home; a weak one comes with a costed plan to fix the right things and lift the band.

The Mi'yar score

Five bands. One glance tells you enough.

The number is precise for people who want detail. The band is instant for everyone else.

A85–100
Excellent
Well kept, nothing of concern. Move in with confidence.
B70–84
Good
Sound overall, a few small things to tidy over time.
C55–69
Fair
Liveable, but real repairs are due. Worth negotiating.
D40–54
Poor
Significant work needed before it's comfortable.
E0–39
Serious
Major or safety issues. Don't sign without a plan.

Built like a bureau

Your home's condition is yours to share.

Mi'yar works the way a credit bureau does. The area and building figures are public — but a specific home's full record is private to its owner. No one sees your score, your findings, or your history unless you decide to show them. Aggregate figures stay open; individual homes stay yours.
